Renting out in Alicante: 6.2% yield

The gross yield on buying a home to rent out in Alicante province stands at 6.2% at the end of 2025, according to idealista Data figures reported by Alicante media in early 2026. It’s a solid figure, somewhat below the national average (6.7% for the same period), and one that reflects a rental market that’s still active across the province.
What this figure actually measures
The gross yield idealista calculates comes from dividing the asking sale price of homes by the rent owners are asking for in the same area. It’s a useful indicator for comparing markets against each other, but with an important caveat: it’s gross, so it doesn’t subtract taxes, community fees, property tax, maintenance, or the months a home might sit empty between tenants. The actual return any given owner ends up with is always lower, once those costs are subtracted.
The 6.2% figure covers the whole of Alicante province, not just the capital, and refers to the close of 2025, as reported by Alicante media citing idealista Data (idealista’s national report, published on January 13, 2026, put Spain’s average yield at 6.7% for that same period, down from 7.2% at the end of 2024).
Why the margin has narrowed
The reason isn’t that rents have gotten cheaper, it’s that the purchase price is climbing even faster. According to that same study, in Alicante province the average sale price rose 14.4% year on year to 2,703 euros per square metre, while rent rose 9.9%, to 12 euros per square metre. It’s the same strength in the purchase market behind Alicante’s repeated price per square metre records: the higher the entry price climbs, the tighter the percentage yield gets, even while rent in euro terms keeps climbing too.
What this means if you’re considering buying to rent out
A gross 6.2% is still an attractive figure in the current environment, though it’s worth remembering it’s gross: it doesn’t subtract taxes, costs, or the periods without a tenant. What does change with a tighter margin is something important: it’s no longer enough to buy more or less any flat in Alicante and trust the market average to do the work. With less room for error, getting the actual property right matters far more: the exact area, its condition, the real usable floor space, and the rent that specific home can genuinely command, not the one a provincial average suggests.
